The properties rental valuation and marketing appraisal is an important step in the rental of your investment and with the Account Managers experience they will assess the property whilst factoring in your needs and desired timescales.
Rental values are affected by many variables and our advice will be based upon numerous factors including the location, number of bedrooms, recently let properties, the property's condition and the current local rental demand.
Having conducted an inspection of the property, we would then advise on its current appearance and its marketing potential, prior to the instruction of the photographer and the completing of a marketing brochure. If its apparent that the property is in need of refurbishment or just some snagging issues. We would recommended these are addressed prior to marketing as a well presented property will better positioned to achieve the recommended marketing rental.
After consultation the Client Account Manager (CAM) will work with our in house marketing sector. Known as Kudos Media they will prepare the property, to provide the maximum marketing exposure.
Including Photographs, Floor Plans and details uploaded to their preferred property web portal being either Rightmove. On the Market or Zoopla
After consultation and qualification with the registered applicants the Account Manager will arrange and conduct the viewing personally and after further discussion and qualification will seek an offer to the satisfaction of both parties.
Once the Account Manager has received the applicants offer which would include information on their residency and employment status along with details of who is intending to move in and when The fixed tenancy term and any wish list they may have will be relayed for your perusal, your comments and if a counter offer is applicable will be discussed with both parties to come to a satisfactory conclusion.
When both parties are in agreement the offer will be prepared and uploaded onto our Property Management partners web portal for the tenancy administration process to start (see Oversee/Assigning the Property Management company)
After consultation the Account Manager will assign their partner being Rushbrook & Rathbone Limited (see partners) to provide a flexible lettings and property management solution and are available to all professional Investors/landlords. The Account Manager acts as a back up and support to R&R lettings administration, property management and renewals team in the event the team or client requires clarification.
They will assist and liaise with all parties so ensuring the continued client service and maintaining the relationship.
During the rental period the Account Manager will track the Sales Market and if there is a peak, you maybe advised to consider your option to market the sale.
Although to do so your would need to serve a Section 21 notice if the Assured Shorthold Tenancy has ended and in Periodic to your tenant/s and explaining the reason being that you intend to sell.
The Account manager again would advise the Property Management to Serve notice and as so prepare the property for marketing after consultation with the investor at at the agreed marketing price.
